Making it easy for travellers to find and book your holiday rental is the first step to increasing your occupancy rates and revenue. As a host, whether your calendar is relatively full or you are looking for new ways to attract more travellers, there are simple changes that you can always make to boost your property’s visibility and ensure you don’t miss out on bookings.
Reduce minimum stays to reach more travellers
Many hosts have a minimum stay requirement for their holiday rental property, and often for good reason. You will want to make sure, however, that this setting is always up to date and reflects your current requirements in order to avoid unnecessary declines and cancellations. If your calendar is flexible, even better; you can shorten your minimum stay to show up in more traveller search results.
As you probably know, if a traveller is searching for a three-night stay and your minimum stay requirement is four nights, your property will not show up in that traveller’s search results. If you’re looking for extra bookings, try a shorter minimum stay to attract guests all year round and fill more of those available nights in your calendar. You may also want to consider highlighting minimum stay details in your listing description to help potential guests easily see this information before they check calendar availability.
Define check-in and checkout days
Another way to increase bookings is through your check-in and checkout settings. This setting lets you control which days of the week guests can check in and out of your property. Many of our hosts have had the same check-in and checkout days for years, and if this still works for you, great!
For those looking to appeal to a broader set of travellers, be mindful that preventing guests from checking in or out on certain days may also prevent you from showing up in search results. If you have fixed check-in dates or if you regularly block certain dates in your calendar, we recommend using the live site to test different search dates to see when your listing appears, and when it doesn’t. This can help you catch any incorrectly blocked dates while making sure that your availability is showing up correctly to travellers.
